Zoning changes, plans for highways and roads, water rights, frontage and access roads, and ecological conservations efforts are considerations in any land transaction. Agricultural land must have a suitable water table to be appropriate for crop choices. 

Financing is another hurdle since it is more difficult to finance vacant land than existing residential or commercial buildings. Banks can be a hard sell to loan money for land investment. Many times it is better to use a private lender if you don’t have your own nest-egg of cash lying around.
